Letter from the Sellers:
To the Future Owners of This Home,
It is hard to put into words what this home has meant to our family.
From the very first day we moved in, this property felt special. Sitting up on the hill overlooking the valley, with views stretching toward Chateau Ste. Michelle, it gave us a feeling that is incredibly rare — complete peace and privacy while still being only two minutes from everything in town.
On warm summer evenings, we would sit outside and hear the distant music drifting up from the winery concerts below while brightly colored hot air balloons floated quietly over the valley and above our home. Those are moments we will never forget.
The 15+ acres gave our family the feeling of living deep in the country. We couldn’t see or hear neighbors, and the property became its own little world for our children. They spent endless hours exploring the woods, building forts, and running around the huge flat backyard playing football, baseball, soccer, and tag until the sun went down. In the winter, when the snow fell, the property transformed into something magical. The house was absolutely beautiful covered in snow, and the large hill in the backyard became what our kids proudly called “the best sledding hill in all of Woodinville.” Some of our happiest memories were made out there in the snow.
Every season here felt special. Summers were peaceful and full of life, fall brought breathtaking shades of red, yellow, and orange across the property, winter was simply stunning when the snow settled over the trees and hills, and spring brought beautiful blossoms on all the trees. No matter the season, this home always felt warm and alive.
Our dog Winnie absolutely loved the huge yard and open space to run and explore. Our horses Joey and Bubba were also a huge part of our family, and we built the barn especially for them. The property was truly a dream for horses, with the pasture, barn, and nearby riding trails creating such a special setup for anyone who loves country living and the outdoors.
For us, this was more than just a house — it was where our family grew up. We brought three of our four children home from the hospital to this home. We taught them to ride bikes in the driveway. We spent countless family movie nights together in the theater room. There were basketball games in the barn and driveway, birthday celebrations, holidays, laughter, and all the little moments that end up meaning the most. Our daughter learned how to bake with us in the large kitchen, and our three boys loved going exploring in the woods with their bb guns and slingshots. Some of the best memories of our lives were made there--we even had pet turtles living in the front yard pond.
One of the things we loved most about this property is how unique it is. It offers the kind of privacy, acreage, and quiet that feels miles away from civilization, yet you are only minutes from downtown Woodinville, excellent schools, wineries, restaurants, grocery stores, and everything the community has to offer. It truly gave us the best of both worlds.
We also loved the neighborhood itself. It is peaceful, safe, and filled with wonderful neighbors who helped make this place feel even more like home.
Leaving this home has been one of the hardest things our family has ever done. We relocated to Franklin TN, but if we had stayed in the area, we never would have wanted to leave this house. Selling it is so bittersweet for us. We all cried as the moving truck drove out of the driveway.
We are sentimental people, and it is emotional for us to imagine another family living here — but our greatest hope is that whoever comes next will love and appreciate this home as much as we have. We hope this property becomes the backdrop for your own traditions, adventures, holidays, celebrations, and memories for many years to come. There is no property like this anywhere else on the east side and its uniqueness is what makes it so special.
This home gave our family an incredible life, and we will always carry a piece of it with us. We wish the same sentimental future in this home for you and your family.
With gratitude and heartfelt emotion,
The Larkin Family
